I'm sure as you've read, the mainstream philosophy on finding buyers seems to be that if you're sitting on a smoking hot deal, then finding buyers ought not be a problem.Nevertheless, my limited experience tells me that even a "great deal" in these areas are only for those with experience in these particular neighborhoods.

also how do you go about finding what agency is running the sale?

I am wondering if there was a way in Indiana for a court ordered judgment against a former tenant be handled by a collection agency to collect the money. 

If you know basic Wordpress to put together a functional website and know how to implement plugins, you can have a site on par wit or better than an agency.

You have to figure out regulations and agencies you're going to have to work with (often a big obstacle, my project has been tied up for years now working with cities and counties on roads, utilities, drainage and getting approvals from neighbors.)

I don't know what the procedure is in Florida but in Montgomery County, there is a governmental agency called the CCOC.  

I am still worried about rent credits and the fact that my lease and option are dependent on one another but he said it does not matter since it's only the option to buy, not a purchase agreement. 2) He told me that he has never heard of assigning lease options and that I am better off using my license to do Lease Purchases through my agency.
