You legit buy the deal from the seller and same day become the seller and sell to your end buyer at your closing company of choice. 

Sounds like it would go something like this - They buy the house you pick, you agree to a 2-month security deposit and to rent it for above market rates, you then have the option to buy it after a year at 5% above their original purchase price provided you can finance it.Are these guys and their programs legit?

STR was an exception to that for a while when it was unknown and considered risky, but now that it's a legit asset class like LTR SFH or Multifamily etc and the secret is out, it's much more in line with traditional real estate where it's more about the deal than the market.All imo, of course.
