I wish I was able to make it to a meet up lead by @Darren Sager; he definitley was one of my favorite podcast guests. 

I have one advice for you: if you have some capital to deploy in marketing activities to get leads and the patience to wait for over a year or even two to make money, then wholesale. 

Using the wholesaling strategy, we are getting solid leads on available houses consistently.

I strongly recommend you don't partner with your builder, as that can lead to more issues than you can imagine.  

Over time real estate can lead to great wealth.

Anybody have any good suggestions on books or materials to better myself in the art of negotiation Ive watched videos but I'd rather read a great book Good suggestions on great reads only 📗📕📗📕📘📕📘📕📘📗📕📘📗📕📘📗📕📘

I've done some reading watched some videos,but as you may know you must have some experience

Which made me think of other ways to use real estate to become financially independent, which leads me to my next purchase...I purchased another foreclosure property earlier this that didn't need as much as a rehab as my first and I am now renting that one out.
