These units have more space and a kitchen, but we prefer to eat out when traveling so it's seriously starting to push me back to hotels where I can at least feel like they're trying to earn my money and I can get a consistent result.

Remove the fake tile in kitchen and put nice rectangular tiles.

Realtors on the other hand strut through your house, tell you "Oh, you need to update the kitchen, and paint, and etc. etc. etc." 

Then I look at bedroom count (I like 3 bedroom properties but I will buy some 2 bedroom if they are a good enough deal).Then I look at the pictures to see the extent of the rehab needed and to see if there is anything functionally obsolete about the property such as 7 food ceilings or small rooms with no closets that are trying to be passed off as a bedroom, or a really small kitchen that doesn’t fit any appliances.If the price is right (all-in at 75% of the ARV and it can cash flow about $200 or more and I’m walking into 20k - 40k of equity when I buy the property) and the property isn’t too weird, I’ll buy it.

We just closed on a primary residence, and the bottom floor was converted to a 1BR ADU (with full bathroom, kitchen, and 2x entry/exit points to the outside).

Does anyone have any experience converting a Single Family home to a Multi Family, like converting a basement or garage that has a separate entrance and running utilities to the new unit for a bathroom and kitchen?

You can always find a place where you live in the top and rent out the basement that has a separate kitchen, etc.

If we're talking a primary residence, I prefer carpeting everywhere except kitchens, bathrooms, laundry, and dining areas.
