If you're afraid of the bank finding out when the title transfers - there is one method that is unique- but I know will work ( I recently did it myself for another reason - with existing tenants).

Hi Arianne.To start with we won't be liquidating but drawing on existing equity.

The one specific thing she said that triggered my uneasy feeling was that she said she was "buying the property" and that they have a "recorded land contract" with the Franklin County Recorder... that doesn't exist.  

Now I am assuming that these recordings or webinars are only being listened to, or viewed by investors with a pre existing relationship to you.
