BPO on an 8 unit building is considered commercial and will be more than 50 to 100 dollars.Also depends on if the BPO is exterior only or an interior BPO.Interior BPO you have to take a lot more pictures versus a drive by for an exterior.A commercial appraisal runs about 2,500 to 3,000.

I should have added I guess that the rehab costs (roof, deck, floors (refinishing), kitchen (cabinets/counter/floor), bathroom (tile), deck, AC unit, water heater, some minor modifications to the interior space, complete painting on interior and exterior, new front and back doors, some landscaping) would cost about $40,000, which would put me all in around $90,000.

As a seller, and to protect my tenants from lookie-loos, I would never allow a casual inspection and an appraisal would need access to the interior, so without a serious offer and earnest money deposit I would not grant access to the unit.

So we used the High Heat type paint for grills and such and painted the interior black, and just closed the damper and told the tenants that the fireplaces cannot be used.Another option is that you can have them capped off at the top of the chimney.
