As you already know homeowners/tenants can have several health benefits by having a clean home and that CURVE APPEAL is a great plus.

In many places, you can still evict for health & hazard lease violations.

This is now a public health issue. 

They will only want to tell you about the health of your system and not be trying to sell you parts or a whole new system.

@Taylor Thorne My wife and I had a similar Sell/Rent dilemma with our previous primary, and we decided that keeping it as a rental, while retaining access to equity was the best of both worlds.

At this point the tenant should agree, if not, I would insist so that her health is taken care of  and you don't have to stress any more.
