I'm with @James Maradits - expecting top level, professional, world-class service for rock bottom prices is always a recipe for disappointment and frustration.And while any service provider should seek to find the best for their client, the real world implication is that we have only so many hours in the day.

I do not know much about the other locations, but Jacksonville is a rocking market now.

Then I would divide the properties on paper to be as equal as possible with "scissors, paper, rock" deciding any issues.

@Paul Kuo  that's about what I would expect from non recourse there are some lenders I am talking to that will go 100% financing with the right LTV's and rock solid take outs like we have..  2 points and 10% non recourse..

Chances are, getting it back is going to be a lot like squeezing blood out of a rock.

If you'd consider areas surrounding Austin, I would suggest taking a look at Round Rock or San Marcos.
