@Paul Kuo that's about what I would expect from non recourse there are some lenders I am talking to that will go 100% financing with the right LTV's and rock solid take outs like we have.. 2 points and 10% non recourse..

If you'd consider areas surrounding Austin, I would suggest taking a look at Round Rock or San Marcos.
