Like poker, if done correctly, real estate is a grind. 

Anyway, now I have noise complaints of the other tenants, the police was by to settle disputes, all sorts of fun.

In this day of the internet where anyone can leave a bad review, especially if they have an ax to grind, you don't want to be in that mix there as a contractor or any other kind of business.

The neighbors don't want noise and traffic.

So, send him written notice of violating section x x of the lease - violence on the property, AND make sure you also note something in there for violating the section of your lease that requires he maintain proper noise levels.

It's a grind, but you can make great money doing it, build up some cash while you improve your credit AND you'll be networking with local investors who can help you get a jump start. 

  :)  But I know for some buildings and neighborhoods it has caused an eyes sore and concerns of potential noise for would-be buyers.Your best bet for anything West of Pearl City will be legal multi-units, which will most likely be found in Pearl City/Waimalu, Waipahu, and Ewa Beach. 

I'm talking head down, nose to the grind stone, geek out sessions where we develop in depth and thorough spreadsheet checklists and systems for each process.

If it's to make quick money to invest and you don't have money to put into marketing and systems, stop now and make connections with people who do it and see if you will even like the grind to be a good one.

Some other banks I've tried (Citi, BofA, CapOne, etc.) all have call centers abroad mainly and it's like I'm speaking in a different language when I try to explain the issue I'm call about (nevermind the background noises on their side).
