What are your favorite items to include on a seller financing agreement &/or deed, to protect your investment, while still giving new buyers enough freedom to improve the property and develop their business on it?

I am also new to real estate and currently getting my finances in order for my house hack in the future.I would continue to listen to the BP podcast, especially all the way to end when they ask each guest to recommend their favorite books.

Or, my favorite method would be to pull the equity out and become a lender to other real estate investors. 

My favorite person in Denver got up and said they had photographic evidence and then she passed a single photograph of the end of a joint and a baby snickers wrapper.

Was over our initial budget, but had great rental history, so we took a gamble.

Norfolk is by far my favorite Hampton Roads city to invest in.

@David Gamble Sounds interesting but I want to clarify to make sure I understand the numbers.  

I talked with some local MF investors and it seems Macon is not their favorite place to invest.

My favorite is City of Denver - in Unincorporated Arapaho County.

My advice is to save $$$ for a few more months then in the summer this year get pre-approved for a loan and have your favorite licensed real estate agent start showing you properties.
