If you aren't holding yourself to high ethical standards, you won't last long in any business anyhow. 

As for the ethical part of it I think it depends on what you do with the response to the test adds, once you get them.

Even in NARs ethics stuff, 4-1 says you need to disclose but doesn't give any exact verbiage.

As long as you stay ethical and disclose you're licensed then you shouldn't have any issues.  

Hello my California colleagues,I have wondered for a long time about the legality/ethics of assigning a California Association of Realtors (CAR) residential purchase agreement to another buyer, as in the situation of a wholesaler bringing in a cash partner to close on a deal they made.I have been told you cannot assign the contract.

Wholesalers typically get a bad rap but there are plenty that are ethical and go above and beyond what expected and a great wholesaler can provide an extensive amount of value.

If an Agent is involved in "Listing" the property - they may be committing an ethics violation.
