There are high level video training modules but they do not provide the level of detail needed to carry out this higher risk technique of buying homes, especially for newer investors.

I don't see this letter/practice affecting buy and hold or rehab investors, but do see a problem with this technique as a wholesaler.

These conversations and meet ups with these guys over coffee could turn from you learning different techniques to them offering to partner with you without you even asking them!
