So far I have an offer for 2 points, 9.5% for hard money plus appraisal.I am looking for 100k and have about 400k equity on a 700k property in a hot neighborhood.Have you encountered anyone able to do better??? 

Usually it’s a scam.

What did you pay per "square", did you use a straight roofer or a general contractor, did you use arch type or 3 tab, and what are the pitfalls you have encountered. 

Has anyone else encountered this?  

I tend to go with the cheaper insurance providers with a higher deductible since insurance is a scam anyway and they will attempt to weasel out of paying for anything. 

It was a total scam with no end in sight!

We bought our first property through Auction.com and even though the process was smooth, I have been worried about encountering other leans other than what is on Public Record, which only amount to HOA fees. 

Hey BP community, wanted to share an e-mail scam I received this past week.It started with an e-mail to my inbox (see 1st photo) An out of state buyer looking for an agent to help with a deal in their state. 

You will need a Canadian attorney to handle the transaction and may have to transfer funds into Canada in advance (they will be vetted).As a foreign national, if your intention is to finance the purchase of the property (i.e. place a mortgage) you will encounter difficulties and be limited in the amount you can borrow.
