i am just starting out and i am currently reading "the book on rental property". i currently live on guam and educating my self to invest into rental properties. 

I have personally never met an owner that was sued and lost their investment(s) so I think the hype surrounding LLC and umbrella insurance policies is just that: hype.Talk to your CPA, educate yourself, and determine what protection is best for you.

I have been reading these posts for awhile and have found them to be very educational.

It was more of an educational "Hmmm?"

It includes what is required to get and keep the license, as well as what educators are approved by the state.

My best tip after you identify potential target markets is to start by finding an excellent property manager--during your interviewing process, you will also get educated on the area and what to expect.

I'm trying to educate myself on taxes, and while doing so, I started an LLC to start maximizing my write-off like expenses, travel, seminars and education, home office etc. 

Though we do not know much about real estate investing, we are looking at different ways to educate ourselves  and it seem like Bigger Pockets is a good way to start.

I wanted to put my education of REI and interest in fixing a home to use.

Regardless what strategy you chose, take your time to educate yourself on it prior to taking action.
