Although I'm currently the landlord of 2 mixed-use buildings and 1 single-family home in Papillion, NE (a suburb of Omaha), I still consider myself very much a newbie.  

But, my current REI focus is on multi-family/mixed-use development and the land use rules between the county and the city are *very* different.

I feel its time to mix in some flips or wholesaling or rehab projects into my business plan.

As I mentioned to Austin, I have mixed thoughts about taking such a leap.

I could have told you that from the color (shag carpet that was a mix of red, orange, yellow and green).
