Are you flipping to earn capital to put towards more buy & hold or for other reasons? 

Having 10 properties paid off should net me over $150K per year, I have no issues throwing an extra $1-2k here and there to get there, I am in it for retirement not income. 

It is very cheap compared to some of the other programs out there and he offers to partner with you in the process for 50% of the earnings for him personally walking you through in 1 on 1.

Some of the people I deal with are very confrontational, others we have a drink and write checks to make the numbers work out regardless of the paper work.I'd say if there is a good level of trust why doesn't the borrower just pay you for Y note from the proceeds of the sale without anything extra on the payoff demand.

Hey Wayne,I would check the layout of the property and see if you could build and extra doorway so that you don't have to go through another bedroom.

If you simply pay the extra amount that would be equal to a 15 year payment, it works out Exactly the same.

I use to report on Schedule C, but now will be using form 1120 to report the earnings/expenses of the business and my salary will end up on my 1040.   

Run into permit issues, that’s 2 extra months of holding costs.
