Hi Bigger pockets community,I’m seeking some advice on a frustrating situation we're dealing with.

I have been voraciously studying and planning and implementing for the past four months and have just completed my first wholesale deal (closes a week from today). 

Its hard to find a good deal in Grand Rapids right now, but when you do, don't delay.

How much money do I need , what licenses , where to look for off market deals?

Paying a professional to help guide you through this process is VITAL on your first several development deals.

Happy to connect on this as I'm still actively brokering deals (commercial) in Washington all the time and I'm frequently traveling up there to view properties and meet with other brokers.

We will be structuring our deals as  506c meaning only accredited investors can partner with us.

I'm looking to get some insight on reasons why this deal isn't moving if the numbers makes sense, however it's in a really challenging Southside neighborhood in Chicago.

Do market research and interview local investor-friendly agents to understand if theirs rapport, systems in place, and, most importantly, deals.
