First time posting and getting into the investment scene, I currently have a single family home that was my previous primary, and looking into purchasing my 1st true investment property, trying to find some advice on the financial aspect of the purchase, here's my scenario;Currently going through pre-approval with the builder and I do have liquid assets enough to cover the downpayment for the property (40k) but I do have a car note (41k, 800 monthly, extra 500 to principal monthly) and a Patio upgrade (25k no interest till March 2025).

It is so limited and seems like you have to login to the full site for most tasks especially when leasing and trying to get to Tenant Turner to see appointments on our iPhones.We are considering changing platforms and my current software spend with Tenant Turner is roughly $100/month or $6.67/unit.

I see them as huge opportunities but not talked about a lot.Well REO's have gone down to to lower foreclosure rates. drawbacks are banks are very low and non responsive, unless its not a traditional bank and a private lender then you could possibly get a better deal.

Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

The columns change based on my MTR and LTR applicants, but I would recommend you start with the following inputs:Credit History, Criminal Background, Current Employment, Income, Employment History, Desired Lease Length, Desired Lease Start Date, Pets (if applicable), Interview Performance, and Reference Performance.The higher the cumulative number, the better the applicant.
