George, I just ran across this article that appeared in my newsletter The Paper Source Journal.  

Now I will have multiple sources of income and can help other investors list their properties- and that's probably a few properties a year.

@Robert Seed@John SemanchukRobert and John,I was actually referencing sourcing the containers from Charleston, but maybe we are onto something in that market.  

Relating to people is critical to gaining trust.

I use several sources, including wholesalers, to find properties for my investor clients, and I usually get more good deals off MLS than any other source.Having said that, I always have to pick through a lot of chaff to get to the wheat.

Honestly both are not a good source for leads.

Understanding how to stabilize, reposition, and manage the rental asset will be critical to your success. 

Only other advise would be to talk to at least 3 sources that confirm you can raise the rents and how much before you proceed.Also, don't be afraid to raise the rent.

What are some other sources I could learn from in the next 5 months (specific books, supremely helpful blog posts that I may have missed)?
