Building science is something that changes often and there are always many new things to learn and stay up to date on. 

If you can do two properties, that would be quite the consistent income stream PLUS building equity.

I just did a feasibility study on the property and can build a total of 3 ADUs along with the single family home on it. 

Or the county?

It's concerning about the new build prices being lower than resales.

We don't go to Essex County unfortunately.

I'm working towards Energy Star in my new 4 unit build because it's fairly easy to get slightly above code and cheap to have the raters come and certify you with the Energy Star label which would add value for the tenants especially for people with alergies or aesthma. 

I have a SFH in Hamilton County (the house I lived in and rented out after I moved) and 2 SFHs on the East side of Indy. 

My strategy right now is to sell the land to a real estate developer to develop the home at a steep discount ($150,000) but make a claim on the stake of the overall project to get my remaining money back, plus the profit of the build. 

PS I love Charleston .. just tied up a lot down town to do a new build on .. very tough to find lots there that work !!
