I am not saying she did not do this; I am just saying I have experience doing this and it would cost me at least twice this much.and in terms of getting really cheap labor, my experience (again, just mine - not heres) has been I have to do it over again. :)

Now, there are alternatives to foreclosure but the meat and potatoes of the idea is simple, you foreclose when a loan defaults.  

After notifying the client of an opportunity to acquire a bank owned single family residence zoned R-2, which will allow the conversion to a duplex by partitioning a walkout basement, he excitedly meets with me at the asset, workbook complete with rehab estimates and more in hand, feverishly noting this, that and the other.

That being said, that may have been the wrong move but there was enough meat on the bone to swallow quite a bit. 

Fail to close one time and you are dead meat.
