I am currently looking for longer term financing to cash out refi of the short term loan, I found one HML that will automatically convert the short term loan to a 30 yr fixed at around 7% interest at 70% LTV with lower end fees on the refi.

If I'm converting a primary residence into a rental property but want to take advantage of the $250/$500k capital gains tax exclusion for a primary residence. 

Is it worth converting a garage into a bedroom for a rental?

:)The property was built in 1910, on a 6154 lot, and is technically a triplex totaling 2641sqft, and has a “non-conforming” detached garage that was converted to a 1br/1ba apartment, with an additional 413sqf as well as an empty oversized one car detached garage.

In those areas, you'll have more opportunities to convert to vacation rentals and Fix and Flips for top dollar when you're ready to exit.  

Could you build an ADU or convert garage into an ADU?  

If you are in a desirable area you might just want to think about converting the whole place to an Airbnb and run it yourself. 

Unless the mortgage is some crazy figure, what is the value of converting liquid equity into illiquid equity when you might need the money?
