There are a lot easier ways to get a house. 

I could basically do everything related to management for them, including optimizing the listing to increase earning potential, organize the cleaning, and everything in between!

Much easier to ask your mortgage loan officer how to handle it.

Replacing all the big ticket items up front will definitely make your life easier.

As we grow further, we may decide that some are much easier than others (for example, when we turn our personal home into a rental, we will likely at least start it out with self-managinig).

When we had property in another state we used a property manager to screen tenants (and she actually did a poor job at it since our last tenants left our rental so filthy, we needed three cleaning companies to get it good enough to sell)  We have a lot of set parameters that we indicate in writing to prospective tenants. 

As long as your description is detailed, pictures are professional/clean, and your rental is priced fairly, you should begin to get lead calls!

There are de minimis exceptions if you basically do only one or two every 12-months, but just plan to comply from the start - it's easier that way.
