I work actively flippng houses the last two+ years it's my job, when I have a great project, I use that extra capital to help me invest in my rental portfolio, just like I did with bonuses from my old W2 job. 

Have a great time traveling J, you'll love it, get those credit card hotel and airline bonuses, they have gone a long way for me in traveling on the cheap!

I have his salesperson exam prep book and the audios that go along with it.His book provides 4 practice exams that are 150 questions each, and one bonus exam that is 115 questions.

An added bonus of this is being able to get a job afterwards that pays good money. 

A bonus point, you can add margin to the account and then borrow against it. 

Bonus points to me for taking massive action and getting off the X, but not necessarily the best I could have done if I would have educated myself a bit more first...:) "Action * Education = Success", and all that:).

The city council and state legislature are not landlord friendly, but their policies that actively discourage development will continue to drive appreciation (which you shouldn’t bet on, but is a great bonus if you get). 

But it's not that way.... you hire a group of people, they get paid a commission to sell, and you, as the supervisor, get a salary and a bonus, based off of metrics, one of which may be department sales.

These tenants rented a two bedroom and one bathroom and as a bonus I gave them also this small garage storage (too small to fit a car). 

Obviously the market in Sacramento is not the most affordable ( but not the least either) and rent to price ratios are above both the national and historical average, so large cash flow potential is harder to find (I'll avoid entering the appreciation talk because my investment plan is to take appreciation as a bonus rather than a deciding factor of a deal).
