While pondering my situation, Wal-mart decided to open a location a few blocks away in the near future as well.

The exterior could definitely use refreshing & there is a large tree in the front of the house that blocks most of the house from the street.  

I think I saved a lot of time, money and possibly even some pain.

I am working on this app for the past couple of months.I am scrapping the NJ MLS and using rentometer to get the rent comps.Unfortunately I'm forecasting some legal issues with the MLS since I've been blocked several times already.Never tried padmapper.com before. going to give it a look.But I love the idea and find it very useful.I would share the service with you, but I'm focusing only on NJ market at this point.

On Firefox I've downloaded an add-on called "Ad Block" and I don't see ads on any webpages. 

Also, during the year, a high speed ferry service is starting that would from downtown Nanaimo (about 8-10 blocks from the property) to down town Vancover, one of the priciest cities in Canada, i believe this, along with the cities redevelopment planb for its downtown would make the property a more attractive investment for possible private lenders.

There is no apparent pain here for you to remove from their life.That being said, if the sellers would enjoy a superior steady income without the liability & management that comes with property ownership tenant, you can make a case for them to let you buy the how subject-2 their 1st TD.  

Had house inpection that showed a block wall (foundation) in basement is tilting in a bit but inspector just said to monitor it.
