If an unexpected problem arises that was not in the scope of work, then add an addendum to the contract to address it.

Maybe a dedicated vehicle or other equipment if the need arises.

While the NAR, as I recall, addresses this issue as well.As to it being poor practice, besides it dancing along the violation of any applicable law, issues can arise when one provider is suggested by several Realtors and never includes other providers without good reason.

In the meantime, I am looking for a hands on way to work with other real estate investors and continue to analyze properties in-case an opportunity arises. 

A friend of my mother in laws currently owns 20+ properties and we had lunch and she suggested I get 3 quadplexes investing 10k on each as down payments and keep the remaining funds as cash on hand to fix any issues that may arise.

So, again, the only requirement for the lender to deal with this husband arises from his position in title, taking us full circle to his granting the security interest and rights of redemption.

I think there is a huge opportunity in Las Vegas right now especially with what is set to arise in the horizon.

On vacation or  whenever I am out of town, I just check my messages/email (depending on how the tenants contact me)  like 2-3 times a day and contact my handyman to deal with any issues that may arise while I am on vacation.
