When I lived in an apartment about 5 years ago, the day after it was due it was like $30 then $10 per day until it was paid.

A large bank will not grant you access to their portfolio loans without considerable assets with them (Chase, for example, requires $250k minimum to just see their portfolio loans).

My main concerns are whether I should use a property manager (only 10% even for tdy apartment)?

If you were thinking about moving back in so you could access the profit through the primary residence exclusion you'll only be able to prorate it between the times of "qualified use" (as primary) and "non qualified use" (as rental).  

How many people will be in the apartment (if it is an apartment)?  

Hey, I'm a new investor in the twin cities, I have made two offers on duplexes in Minneapolis in the past two weeks, both went with other offers so I'm still working on my first deal, aggressively :)  I move out of my apartment in March, and the plan is to house hack.
