That way the risk is split, but obviously profits are too, but the amount of education it'll give you will be amazing plus you can get into the game and not possibly lose out on a deal.

Security deposit stays on the unit, You could ask the woman to give proof of income so you know she can cover the rent on her own before signing him off.You can let one go and keep the other, its done all the time.
