The PM should be itemizing that as part of the normal duties and giving you a form to submit to your EA or CPA.I really don't understand why most of the big picture numbers werent worked out before the sale executed.

You've already accounted for it being managed, so for any reason if you need to/choose to step out of the picture down the road you already have the logistics in place to let them drive.Keep getting it done, and ask when you have questions.

Especially in a tenant eviction situation for a service call make sure bring another person for a witness and also document everything with pictures, forms, etc.If it goes to court you need to have an iron clad case to bury the tenant in front of the judge with a credible witness, documents, pictures, etc.No legal advice given.
