This happened to me once with the online rent collection service I use. 

Network and connect with a realtor, trusted general contractor, mortgage officer, private money lender, banker, and attorney.

HELOANs are very similar to a cash out refi in how they're structured, but they do not affect your existing mortgage.

If you decide to keep the home, you could refinance (and lose the 3.5% rate) or get a second position loan - this would allow you to access the equity without affecting your existing mortgage.

As a Direct Lender, (meaning the actual lender underwriting the loan and not a mortgage broker), DSCR program looks for good credit payment history, good credit scores, and validates your available accessible Cash for the Down Payment. 

There is also a "Myth" I would like to debunk - It does not matter how long you have been with your bank you still have to qualify for any and all loans and mortgages.

I guess I'll start by sharing a bit of myself and how I got here.A few years ago, I saw a listing for a 4 plex in a nice part of a city in the CA Bay Area and thought, that would be so great if I could live there and collect rent to help pay off the mortgage (it was even listed for a reasonable price, though I'm sure there was a bidding war for the final sales price).

They don't realize that most mortgages are written to PREVENT this and don't read the fine print. 

I have had no problems with the big box stores delivering.If you order online then UPS or FedEx should deliver.
