The MHP is on city sewer and water (which I believe to be a bonus). 

These buildings will have shared community gardening and parking.I'd like to find an attorney that can help with setting up the HOA & bylaws.The units are all set up as separate entities (separate solar systems, etc...).Yet, there is actually quite a bit to think about in terms of maintenance & other hoa rules.How is the watering of the shared gardening space being handled?

One of the largest cost is going to be in bringing the lines (gas/electric/plumbing) over and of course the drains for the waste water. 

I put solar panels and a tankless water heater to minimize utilities since they are not truly split.

They included:-she was so upset with MW, she didn't want to pay any rent as the furnace wasn't working-she ended up paying $800 for November after the furnace was fixed (we had agreed to this due to the inconvenience of the furnace)-she got COVID and lost her job-tenant missed three months of rent-tenant wanted to stay and agreed to pay $1300/month until she was caught up-tenant pays $1300 in March 2021-tenant pays $1200 in late April 2021 (if I remember the date correctly)-I never see another dime of rent-tenant eventually leaves (I forget if it was the $250 I offered her for the keys or Saunya's threats of evicting her)-tenant has close to a $3,000 water bill that was outstanding!

It's been fine for 4 years and now water has found a new way along the wall.

Landlords should provide necessary appliances (fridge, oven and stovetop, hot water heater).  

For a first investment property though, I’d recommend staying away from foundation and structural issues, or serious water damage.

In WA It also means carbon monoxide and smoke detectors and water heaters are strapped. 

I am in need of replacing all the window because I noticed that water is getting inside the apartments and is messing up the Interior drywall.
