If everyone in the neighborhood has a chain link fence then just leave it for now.But it also depends on what other things may be needing repair... if you have other big ticket items that will need repair then I'd focus your money on those first before worrying about the fence.

Although I would love to try house hacking, it’s just not doable for us at this time.We are also very interested in commercial investments and possibly boat and rv storage down the road, but the focus now is just getting going.With that being said, I’m not sure we have the ability right now to take complete charge over an entire rehab project.

Two of these guys quit their jobs to focus on real estate for a little and are supported by their investments.Oh yeah, aside from these strong personal connections, I met my agent, property managers, lender, and inspector all through...you guessed it...Biggerpockets.I'm really not sure if any of these connections would have formed without Biggerpockets.

Experienced syndicators of 100 unit+ deals: what’s your opinion on property managers: should one at all costs avoid firms that have substantial % of their own properties in their portfolios (vs strictly third party) due to the potential conflict of interest (them focusing on their own propertIes much more/steering tenants to their own properties)?
