We either self fund, or have a private investor with cash lined up.Another trick that saves escrow fees is via an LLCs... vest it to an LLC, and sell that LLC.With REO's be prepared if you can't find a buyer to lose your EMD.

I prefer working through agents who know what they are doing.. just have to find the good one's that is the trick. good ones who deal in distressed assets have a very short rolodex of buyers.. once your on it your golden

That's what made sense in my head but wanted to make sure I wasn't tricking myself!

The trick, as I see it, is finding my niche in a very investor wealthy area - this has been my challenge so far.

Trick is to provide the person your seeking to work with, with real value that they can truly use.

So the trick in this situation is to buy a great deal with a lot of room.
