I am seeing a lot of investment properties come to the market that are selling for 50-75% more expensive than they were just a few years ago (and they are not necessarily in great shape). 

Is it just closely watching average home price trends per area or are there other things you are looking at? 

Inflation data has finally started to look better (I believe even a little ahead of schedule) and the trending data shows that the rates are going to continue to fall.

It would seem that these small offices are more the trend now.

I found that my handyman was needed about once per month to keep things in tip top shape. 

She was a hoarder and the house is in ok shape but will need renovations.  

I know it may not look like it, but if you look at nationwide MLS data, you will see that the housing supply has actually been slowly trending upward, sitting now at about a 2-3 month supply.

On electrical, make sure that it is in good shape and nothing is overly corroded or in need of replacement.
