I am roughly 75% through BRRRR by David Greene and noticed that he recommends buying your first property in cash for a variety of reasons.

  Hi Douglas,  If you haven't seen it already, a great book for people in high cost property states is "Long-Distance Real Estate Investing" by David Greene.  

I just read (Buy, Rehab, Rent, Refinance, Repeat: The BRRRR Rental Property Investment Strategy Made Simple by David Mason Greene) and I’m inspired by it and I think that’s how I’m going to approach my investing.Anyone have any advice after doing it out of state?

The things @Brandon Turner and @David Greene were talking about immediately had my wheels turning, excited, wanting to learn more.

If you're into learning via reading books, I would read David Greene's BRRRR book, Gary Keller's Millionaire Real Estate Investor, and Chad Carson's Retire Early with Real Estate.
