I talk to investors on a weekly basis who are having success in LB.Belmont Heights, Los Altos, Alamitos Heights, California Heights, Bixby Knolls, and Lakewood Village are all neighborhoods were you can find the "cookie cutter" type of flips that would be suitable for a newbie. 

I say "faux" because although it is clearly pre-recorded, visitors are directed to an interface that gives the impression of being able to ask questions that will be answered by those seen on-screen.

Also, since there is no homeowner's insurance, I am worried that if a visitor to the house is injured, I can be sued.

I choose only to allow small pets because it attracts quote a few more interested applicants who have trouble finding a suitable rental while side stepping the whole issue of dangerous dog breeds. 

Biggerpockets website is a suitable place to earn more knowledge about the real estate business.

You'll do fine if you have a suitable property with the proper updates.

I understand that most visitors seek the cabin style vacation experience.

You'll have a tough time getting a loan for a property that you couldn't pay the mortgage on while still w/o tenants.Bigger problem might be finding a suitable lot and getting the permits.
