As an update, the current tenants were willing to create a "virtual tour" for us. they basically walked around the house and took video on a smart phone.

Hi, I'm very new to the real estate world and have some (very) basic questions about MH investing.I've been listening to a bunch of podcasts, watching tons of videos, reading books and articles, and am fortunate enough to have a friend who is a property management company CEO, but alas there are some more nitty-gritty questions that I have no clue as to what the answers are (there's so much information out there, it can be tough to sift through sometimes...).

I've found it helpful to send them a video of the empty apartment as well as furnished with the current (or past) tenant's things- it makes it easier to get a sense of the space.
