You will have to forge a good relationship with the REO listing agents for this, and for many listings they will have a small window of time where the listing is not on MLS and the listing is exclusive to the listing agent and the agent's "team"; that time window is used to identify their own buyers without competition, so that they collect both sides of commission.

Plus I agree with the previous post - unfortunately the seller does not get to decide on loan modifications.My suggestion is you buy the property at $81k, flip it for a "quick sale" price (have an agent run comps and tell you the value range between a wholesale quick cash sale and higher wholesale - you start listing it at the higher wholesale and if you don't get an offer slide it down incrementally towards the quick cash sale price - that is your bottom line.)

I find that the cheapest things to do that make the house go that extra mile are:Curb appeal of coursePainted cabinets and maybe new knobsPainted doors and new handlesnew carpet/hardwood or just very cleannew electrical switch platespaint or replace trimtile in foyer or just nice flooringnew shower curtains or clean sliding doorsadd window shutters painted an offset color of the housenice mailboxto expand on curb appeal:clean gutterspressure wash or clean sidingLandscaping is almost a must to sell really fastexterior lightsThese are just a few and are very basic items that can add to that WOW factor.

I appreciate the response. more data: the seller said that he lived in the house and did a test many yrs ago close to 1.0. also he has rented it since then, but the tenants moved out in feb and its been closed for 4 months, the windows, doors etc. only once a month seller goes to get his mail.is the closed condition also contributed to a 6.2 reading?
