Might be a good idea to check with another title agency just to make sure you are not being taken for a ride.As to filing a QC deed or a Warranted Deed, they are both usually one page and need the signatures of both parties - one is not more difficult than the other.

The title says "Her name OR daughter's name" Does that mean that mom can sign the title over to me without the daughters signature on sales contract?

I am considering keeping a call log, listing all repair requests coming in, with date and poss time, then report how it was handled and when with a tenant signature on that as completed acceptably.
