going through the courses and spending the money is brain damage, but if you can afford the time and the association dues (everything about NAR and being a realtor all comes down to paying dues) and you're serious about doing this for yourself and you're smart about it, having access to more information than the general public will give you a competitive edge.However, very few things will ever beat good'ol fashion hustle.

We were able to avoid some of the craziness of the market and the associated bidding wars by having patience, making some smart decisions and being flexible.  

.- I immediately go to the courthouse and purchase 38 pages of the pre-foreclosures (have yet to send the letters)- I also have been shopping Craigslist in the local market and reaching out to sellers.The first seller that has responded to me has decided to sell b/c his partner, who was the "hands on guy" has moved to another state in PA for a better opportunity and has left him with the 8 properties.

They are a legit shop and I believe they will be coming out with some smaller balance loan products in the next month or so.Best of luck,
