With such demanding pursuits it is incredibly easy to get side tracked and not do the tasks that actually produce results.

Being asked if the minimum credit score of 620 for a rental is a combined score between all parties on the lease..... lol needless to say they did not make it through the screening process.

It's been a pretty incredible ride in 2021.

My bank is now saying my credit score is 2 points under the threshold for conventional after checking credit again.

I typically go to @Joe Fairless monthly meet up in Deer Park which is incredible, but I am looking to start something smaller and more focused on strictly buy/hold multifamily.

Side note: Contrary to popular belief, Debt to income does not affect credit score (as the bureaus have no way of monitoring applicant income for the sake of scoring).

My credit score is around 680 (took a huge nosedive from the foreclosure), and I anticipate between my IRA, 401K, and other savings, to be around $20K by the fall.  

First, ensure your credit score is up to par to receive your pre approval.

For conventional loans on residential investment real estate, lenders want income, debt-to-income ratio, and credit score...similar to if you were purchasing a primary home for yourself.
