The question is based on what restrictions in time, etc...your current job has on either of your other two choices.

In California, you might have some restrictions on increasing rent so I would look at the local laws. 

HOAs have always had the ability to create their own rules, with the vote of a majority of their owners, and all (but one) I've come in contact with have rental restrictions.

No problem @Matthew Mello, glad to help.I did a quick search and only see one active multi-family REO listing in the MLS in Providence county, but it does seem to have the owner occupied restriction we were talking about.

@Steven SchaadThe problem I have with HOAs is they can put restrictions on rentals, which if you plan to rent out the condo can obviously be an issue.

@Rachel CaronI recently used the Home Possible loan back in July right before they stopped giving waivers on the income restriction for opportunity zones.

If my internet was restricted at a rental I would automatically ding the review one star.

But the fact of the matter is that there are many non-rent fees and use restrictions that can have a significant economic impact on a commercial tenant.

I really like the house and it doesn’t need any updates and I plan on living here until I either get a new job or move from the area so the occupancy restriction really was never a problem for me.
