Should the goal be get a business first or go stright into RE?

Hello BP,

I been lurking around in BP for a little over a year now. In this time I have been able to get my credit score up to 760 and save about 40k to start my RE investment journey. Now that I have these means I’ve been thinking, should I invest in a business first and use the revenue of the business to invest in RE. I will not leave my day job so I will continue to live off of that, meaning 100% of revenue I get I can re-invest into RE. I have been battling with this question for a few weeks now and decided to ask the BP community for advice. Thank you all in advance.
