I payed a guy 5k for mentorship and I haven't made any progress or even somewhat got close to a deal....I'm frustrated,tired and at a dead end...having trouble tracking down motivated sellers, who should i primarily look for ??

You won't however be walking out of closing with 60k in your pocket, the rehab money will likely be in some kind of a 3rd party funds control available as work progresses. 

I think that's a huge part of progress.

That's where writing down goals and milestones on the way to accomplishing those goals is key- you can see visually when you have done one task and made progress towards the goal.
