I believe Class C is suffering the most (I'm assuming that based on info iI read, since we mainly own Class B assets).

If you invest $1000 this year and have a 100% gain (so you now have $2000) and suffer a 50% loss the following year (back to $1000) you have a 25% annualized return and $0 actual gain.

I'll never discount the value in planting seeds for the future and being "that guy who gave his time" to the first time investor who goes on to do big time volume but there are simply only so many hours in a day. 

Then we can help each other with pets and plants while vacationing.

The same goes for staging and empty room just won't sell as good as a room with(staged couch, picture, mirror, end table, plant...etc) in it.It's all about creating "preceptional value" and less work for the buyer.

Google, Facebook, FBI, Mazda plant, new Toyota plant are all coming here within the next 5 years. 

California is a rough market though with unions, cost of and cartel involvement with labor, insane cost of land, depressed grape prices (over planted), and a general apathy to agriculture by the younger generations my age.

Stay away from the little towns that are based on one manufacturing plant, when that goes under, the whole economy goes under. 

Theres still a Chrysler plant up there and i think a Delco plant maybe.
