Knowing my buyers and what they want, I would be comfortable with a large EM deposit payable to the title co and assurances that random 'partners' I haven't yet vetted won't be trampling through his property at any and all times.

I would supplement @Russ Seiler's endorsement with a word of caution and a recommendation that you review any "creative tactics" gleaned with a tax accountant and/or attorney before putting them into play.There are still a number of "Rent to Own" providers in Canada who are operating in a manner that is "grey" and out of step with CRA publishings.

In the Earnest Money put as little as possible at make it payable after the inspection period.After the contract is signed you will take it to a title company or your attorney they will "receipt the contract" and open title.

Contract states that all unpaid rents which are payable during the remainder of the lease will be accelerated without notice or demand.
