I would expect to replace the kitchen, bath, flooring and paint.

 If you can afford to change the ceiling tiles, try looking at some that have a pattern, like the old tin ceilings, then paint them with a copper colored paint.

Inspectors keep up with current safety aspects, material performance information, fire codes, health matters like radon and lead paint issues that contractors may not be required or exposed to.

It is like an artist selling his painting for 100 dollars.  

Known fixes are accounted for since I have gone inside the house and seen what needs to be fixed (carpet, paint etc).  

I believe we spent too much on paint and prep work and net time I hope we work ot somethig better on paint contracting

New paint inside and out and the flooring.

I was trying to paint a duplex last week and kept getting interupted with phone calls!

I don't mind painting.  

It will also be useful if you ever do any painting with a sprayer!
