You are correct I get a large discount on the purchase price and the developer financing as part of a special package I have with a few developers and which are not available for the general public (and which I am supposed to keep private).

On resale you'd narrow your buyer pool (commercial only) and nothing would stop you from packaging for sale now.

Buy yourself a package of spacers to keep the tile evenly spaced and in line.

Your offer packages can include a copy of the loan letter in your offer package to give the owner of your ability to close on the property deal.  

Even if I know I'm going to be sitting on an app for a week or so while waiting for something to make it a clean package for underwriting, I generally still get the disclosures out & signed just to be sure that we're right with John Law.

I can comp out a single property all day long, but less experience putting value together based on income, selling as a package, etc. 

I have a deal in place right now for 5 SFH going as a package deal that will be closing pretty soon.

I have a seller that sent me a bundle package of 4 properties, do I factor in 4 different closings or just one since the properties will/if be bought on the same day?
