All of it needs to be outlined in the contract.

If not, and it's all business, then I would send them a friendly letter outlining your concerns, pointing back to the language in your lease regarding excessive repairs, and go from there. 

From a copy of the lease to who paid who what and when (I recommend outlining in a spreadsheet right now), you deserve to know what has happened (the facts) in order to clean up the mess.
