They tend to buy near entertainment venues- I.e. the casinos where people will be attracted to and may spend a few days / nights for a conference, event, etc. 

I am partial to the AZ market as there is a diverse economic base, lots of people moving here and good weather (except for the summer months) to enjoy the outdoors.

My next step is switching to electric outdoor lawn tools but I just haven't gotten around to it yet since my gas ones work.

-my background was construction, used to build show cars. built and entertainment group/company covering ny/nj and some surrounding states for 7 years (stepped down & sold it off).

Kind of a weird mixture of entertaining and sad.  

I wouldn't entertain this property too much because if your end buyer has to come in and do an eviction and on top of that you don't provide pictures or let them walk it, your pool of buyers is little to none.
